Rose Highway: Homes and values - Median home value $916,600 - Median rooms per home 6.3 - Built 2000 or later 42.3% - Homes owned 69.3% Data: [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html). The 89511 ZIP code covers about 31,000 residents in roughly 13,000 households south of Reno, rising to 6,286 feet along the Mt. Rose Highway. About 69 percent of homes are owner-occupied, 67 percent are single-family, and the median build year is 1997. Gated communities, golf course neighborhoods and lots with views dominate, and each brings its own access rules. ## A $916,600 median on a mountain slope Homes here are large, with a median of 6.3 rooms, and the setting adds difficulty: steep drives, switchback approaches and entry steps. Heavy furniture needs more care on a slope. The estimator measures the grade and the approach, and the crew chooses between a full-size truck and a shuttle. ## Gates, guards and access Several communities in this ZIP code have gated entries, guard stations or association rules for deliveries. Arrange the gate list and any delivery windows before the date, and share them at the [free in-home estimate](https://obriensmoving-storage.com/free-estimate/). The crew then arrives when the gate allows. ## The 17-mile trip The drive from Glendale Ave is about 17.3 miles. The trip is short, but the final climb needs a driver familiar with it. Winter conditions on the highway can shift a delivery, and the office confirms the day by phone. Furniture ordered ahead can be held in [vault storage](https://obriensmoving-storage.com/full-service-storage/vault-storage/) from $40 per month. ## Typical orders - Large dining tables and credenzas for formal rooms - Leather and fabric sectionals for view-facing great rooms - Outdoor furniture for decks and patios - Pieces coordinated through the [designer logistics service](https://obriensmoving-storage.com/commercial-moving/interior-designers/) ## The last mile up the mountain The final approach to many homes here includes a steep driveway, a turn that a full-size truck cannot take, or a gate with a narrow opening. When that is the case, the estimator may plan to unload at a wider point and carry the furniture the rest of the way. That is slower than a straight delivery, and it is the reason to describe the approach in detail at the estimate. The plan then accounts for the extra carries from the start. ## Booking Call 775-359-6683.
