Gardnerville Ranchos is the largest community in the southern Carson Valley, with about 12,100 residents and 4,800 households. The median age is about 46.3, and only about 7.5 percent of people moved in the past year, so households tend to stay put until a change forces the move. ## Owners with a lot to sort Four of every five homes are owner-occupied, which is a high share. A 1987 house is old enough to have been added to, with a shop, a carport or a storage shed. When owners downsize from a place like that, it helps to start with the outbuildings, since they hold the items nobody has touched in years. ## A longer drive, a planned day Ranchos is about 52 miles from the Sparks yard, a drive of about 65 minutes on I-580, US 395 and SR 88. The estimator accounts for that distance in the written estimate and schedules the truck so loading does not rush. The warehouse is also where vaulted belongings are kept, so one trip can end with part of a house in storage. ## Dividing a household among family Gifts to children and grandchildren are a common part of a Ranchos move. Label what goes to whom with tape, and the crew will stage those pieces separately. The [downsizing guide](https://obriensmoving-storage.com/guides/downsizing-for-seniors/) includes a simple way to decide what to keep. ## Moving a parent nearer to family Some Ranchos moves are a parent relocating closer to a son or daughter in Carson City, Reno or farther away. The crew can move you within Nevada, and moves to other states run through the Bekins network. See [moving a parent to assisted living](https://obriensmoving-storage.com/guides/moving-a-parent-to-assisted-living/). ## Planning around a long driveway or a shared road The Ranchos has a grid of residential streets and many lots with room for a truck, but some have long driveways, boats or trailers parked beside the house. Tell the estimator what the crew will find at the curb so the right size of truck arrives. If a vehicle must travel with the move, [auto transport with your move](https://obriensmoving-storage.com/specialty-moving/auto-transport/) is part of the service list. ## What a senior move at this scale costs in effort, not dollars A house of this size takes more than one person to empty, and the effort adds up. Most households find it easier to split the work: family sorts first, the crew packs the kitchen and fragile rooms, and the last details are handled on moving day. A written plan from the estimator keeps everyone on the same page. ## Planning the visit The estimator walks every room, the garage and any shed, makes an itemized list and gives a written estimate. It takes a little time, and it is free. ### Sources (checked October 18, 2026) - [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html) - [Administration for Community Living, Eldercare Locator](https://eldercare.acl.gov/home) - [Nevada Aging and Disability Services Division](https://www.adsd.nv.gov/) - [FMCSA, Protect Your Move](https://www.fmcsa.dot.gov/protect-your-move) ### Free in-home estimate - An O'Brien's estimator walks through your home - A written, itemized estimate - 10 free heavy-duty boxes, yours to keep [How our estimates work](https://obriensmoving-storage.com/how-our-estimates-work/) ### Visit or call the office 2277 Glendale Ave, Sparks, NV 89431 [775-359-6683](tel:+17753596683) | Monday to Friday | 8:00 am to 5:00 pm | | --- | --- | | Saturday and Sunday | Closed | [Get my free estimate](#estimate) ### Related - [Senior moves and downsizing help](https://obriensmoving-storage.com/senior-moving/) - [Movers in Gardnerville Ranchos](https://obriensmoving-storage.com/areas/gardnerville-ranchos/) - [Downsizing for seniors](https://obriensmoving-storage.com/guides/downsizing-for-seniors/) - [Estate and downsizing storage](https://obriensmoving-storage.com/full-service-storage/estate-and-downsizing-storage/) Nearby ## The same service in nearby towns - [Senior moves and downsizing in Genoa](https://obriensmoving-storage.com/areas/genoa/senior-moving/) - [Senior moves and downsizing in Johnson Lane](https://obriensmoving-storage.com/areas/johnson-lane/senior-moving/) - [Senior moves and downsizing in Indian Hills](https://obriensmoving-storage.com/areas/indian-hills/senior-moving/) - [Senior moves and downsizing in Dayton](https://obriensmoving-storage.com/areas/dayton/senior-moving/) - [Senior moves and downsizing in Virginia City](https://obriensmoving-storage.com/areas/virginia-city/senior-moving/) - [Senior moves and downsizing in Carson City](https://obriensmoving-storage.com/areas/carson-city/senior-moving/) - [Movers in Gardnerville Ranchos](https://obriensmoving-storage.com/areas/gardnerville-ranchos/) In Gardnerville Ranchos ## More services in Gardnerville Ranchos - [Packing services in Gardnerville Ranchos](https://obriensmoving-storage.com/areas/gardnerville-ranchos/packing/) - [Storage for Gardnerville Ranchos households](https://obriensmoving-storage.com/areas/gardnerville-ranchos/storage/) Answers ## Senior moves and downsizing in Gardnerville Ranchos questions Still have a question? August 4, 2023 Talk about organized people. I peeked in the truck about an hour into the job and was amazed at how well organized it was and how many of my things had protective coverings. Our bed is a mechanical one and a nightmare to us, but these guys had no issue with it at all. Although I have no desire to ever move again--but if I did, I would be calling these guys for sure!!! J Jennifer C. August 3, 2023 Customer service, packers, and loaders were very responsive, professional, and did an overall great job. C Christy R. March 25, 2023 All of the above!
