Genoa is a small Carson Valley town at the foot of the Carson Range, and the figures above describe a place where nearly everyone owns, homes are large and values are high. That mix shapes the move: fewer apartments, more full houses with garages, outbuildings and years of belongings, and a drive from our Sparks yard that is mostly one clean highway run. ## What the Genoa numbers mean for a move Genoa counts about 544 households, and the Census puts the median home value above one million dollars, which marks a high-value housing market. Homes at that level tend to hold a lot of furniture, art and specialty pieces, so the estimate usually runs room by room and includes the garage and any shed or barn contents. Our estimators itemize what they see and write up the estimate. About 8 percent of residents had moved to Genoa from another state in the past year, a share well above most small towns here. Many of those households are relocating retirees and second-home owners, which is why packing help and storage for the gap between houses come up often. Read about [packing services](https://obriensmoving-storage.com/packing/) and [vault storage](https://obriensmoving-storage.com/full-service-storage/) before you pick a date. ## The drive from Sparks to Genoa The trip is about 45 miles, mostly on I-580 south through Washoe Valley and Carson City, then a short stretch of US 395 into the Carson Valley and the turn toward the Genoa foothills. The Census-geocoded drive time of 59 minutes is a free-flow figure without traffic, so a loaded truck on a winter morning should be planned with more room. Because the move starts and ends inside Nevada, it falls under O'Brien's Nevada Transportation Authority approval for moves within the state. Your written estimate sets the schedule for the day. ## Hillside streets and long driveways Genoa sits at about 4,668 feet, and many homes are tucked up lanes that climb toward the range. Tell the estimator about gravel or private roads, gates, tight turns and steep driveways. Where a full-size truck cannot swing into a driveway, the crew can stage the load at a wider spot and carry or shuttle the rest. Snow is not a daily event at this elevation, but a storm can close a morning.
