O'Brien's crews take a measured approach to these long-held homes, starting with a free in-home estimate. or call [775-359-6683](tel:+17753596683) [4.3 on Google · 71 reviews](https://obriensmoving-storage.com/reviews/) Family owned since 1941 [U.S. DOT No. 30611](https://obriensmoving-storage.com/about/licenses-and-authority/) ## Genoa: Age and time in the home - Median age 62.9 - Householders in their home since before 2020 84.6% - Homes owned 90.1% - Median year built 1996 Data: [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html). Genoa, at the base of the Sierra, is a small Douglas County community, and the Census estimates about 1,280 residents, 544 households and a median age near 63. The median home value is about $1.0 million, so the houses here are often large and full of fine things. ## A very high owner share Nine in ten Genoa homes are owner-occupied and about 8.6 percent of housing is seasonal. Owners tend to keep houses for decades, and the median home was built in 1996, so rooms are large. A move out of one of these houses usually involves a sorting stage before the crew packs. Take time with the family before the estimate, and consider the [home inventory builder](https://obriensmoving-storage.com/tools/inventory-builder/) to list each room. ## Antiques, art and collections Genoa homes often hold fine furniture, framed art and collections. Pieces are wrapped, padded and loaded with care, and custom crating is an option for glass and mirrors. Read about [fine art and antique moving](https://obriensmoving-storage.com/specialty-moving/fine-art-and-antiques/) and [custom crating](https://obriensmoving-storage.com/packing/custom-crating/). ## A road into the valley Genoa is about 45 miles from the Sparks warehouse and roughly 59 minutes by I-580 and US 395, at 4,668 feet. Driveways may be long or unpaved, so the estimator checks the approach for truck access. If you plan to sell, the crew can stage the rooms for a listing. ## A slower exit for a longtime home Genoa residents often prefer a measured pace. Vault storage from $40 per month holds furniture while a house is listed or a smaller place is found. Stored goods ship with about 2 to 3 weeks notice. See [estate and downsizing storage](https://obriensmoving-storage.com/full-service-storage/estate-and-downsizing-storage/). ## Seasonal homes and second addresses About 8.6 percent of Genoa housing is used seasonally, which means some owners are moving between two homes, not out of a single one. In that case the crew may be emptying a second house while the main home stays furnished. Tell the estimator which house is which, with keys, gate codes and the right contact for access. ## Keeping a piano, a clock or a family table safe Large heirlooms need their own plan. A piano needs a dolly, ramps and padding; a grandfather clock needs its weights and pendulum secured; a dining table may be taken apart. The estimator notes each piece during the visit. See [piano moving](https://obriensmoving-storage.com/specialty-moving/pianos/) for how those pieces are handled. ## The first step Call 775-359-6683 between 8 am and 5 pm on a weekday.
