Genoa is a small community of about 1,300 people in roughly 540 households at the foot of the Sierra, at 4,668 feet. Ninety percent of its homes are owner-occupied, the median home has 7.2 rooms, and nearly 9 percent of housing units are listed as seasonal or second homes. A house with seven rooms at that value is furnished on purpose, often with custom pieces, antiques and large items that are difficult to replace. ## Seven rooms and a million-dollar median Genoa's median of 7.2 rooms is a large home by any local measure, and a median value over $1,000,000 goes with it. Large homes mean long carries, wide staircases and many rooms receiving furniture on the same day. The estimator maps each room before the delivery, so that the crew is not deciding where a piece goes while it is in their hands. ## Antiques, custom orders and one-of-a-kind pieces A higher-value home tends to hold furniture that has a story: an estate sideboard, a hand-built table, a hutch passed down. These pieces can be delivered after restoration, after an auction or from another home. O'Brien's also handles [fine art and antiques](https://obriensmoving-storage.com/specialty-moving/fine-art-and-antiques/), and the same wrapping habits carry over to a white-glove delivery. ## A second home that waits for you With 8.6 percent of Genoa's housing units in seasonal use, some deliveries arrive before the owners do. Furniture can be held in the warehouse in [vault storage](https://obriensmoving-storage.com/full-service-storage/vault-storage/) and delivered when the household is in town, or placed according to a written layout if you are not there. Tell the estimator who will be at the door and how access works. ## The size of the job A house of seven rooms can need a crew for a full day, with pieces going to several floors and to outdoor spaces. The estimator sizes the crew and the time to the list. A single sideboard and a full set of rooms are different jobs, and the estimate shows which one yours is. ## Starting the conversation The [free in-home estimate](https://obriensmoving-storage.com/free-estimate/) is the place to describe the home, the pieces and the date window.
