Incline Village sits at 6,823 feet on the Nevada shore of Lake Tahoe, with about 9,300 residents in roughly 4,000 households. About 71 percent of homes are owner-occupied and 42 percent of all housing units are used seasonally or occasionally, so a large share of deliveries here go to homes that are lived in part of the year. Homes built into hillsides, with decks, stairs and tight turns, add to the work of getting furniture through the front door. ## A $1.45 million median and what it means at the door At a median value of $1,454,600, furniture in Incline Village is often custom, imported or ordered months ahead, and a scratch on arrival is a bigger problem than for ordinary pieces. A white-glove crew pads every surface, protects floors and door frames and carries instead of dragging. The estimator reviews the pieces by name at the in-home visit so the crew knows which ones need a second pair of hands. ## Seasonal homes and the timing of a delivery With 42 percent of housing units listed as seasonal, a delivery can be timed around the owners' arrival, a rental season or a remodel. Furniture waits in the Sparks warehouse in [vault storage](https://obriensmoving-storage.com/full-service-storage/vault-storage/) from $40 per month, then travels up Mountain highways to the house on the agreed day. Stored goods ship with about 2 to 3 weeks notice, so settle on a date early. ## Hillside entries and mountain weather The drive to Incline Village from Glendale Ave is about 32.7 miles, and the last stretch climbs. Winter storms can change a delivery day, and the crew confirms by phone before leaving Sparks. Describe the stairs, the grade of the driveway and the nearest place to park the truck at the estimate. ## Common Incline Village deliveries - Great-room sectionals and large dining tables for lake-view homes - Bedroom furniture for guest suites that are used by family and renters - Outdoor furniture for decks, delivered and placed before the season opens - Design-led deliveries coordinated through the [designer logistics service](https://obriensmoving-storage.com/commercial-moving/interior-designers/) ## Before the truck leaves Sparks The office calls the day before to confirm the plan, the route and the weather. If a storm is forecast, the date moves and the furniture stays in the warehouse. That check keeps a loaded truck from turning around on the mountain, and it keeps your house ready for the day the delivery really happens. ## Booking The [free in-home estimate](https://obriensmoving-storage.com/free-estimate/) is free and comes with 10 free heavy-duty boxes.
