O'Brien's plans each senior move after a free in-home estimate and handles both homes and apartments. or call [775-359-6683](tel:+17753596683) [4.3 on Google · 71 reviews](https://obriensmoving-storage.com/reviews/) Family owned since 1941 [U.S. DOT No. 30611](https://obriensmoving-storage.com/about/licenses-and-authority/) ## Kings Beach: Age and time in the home - Median age 44 - Householders in their home since before 2020 83.1% - Homes owned 62.8% - Median year built 1973 Data: [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html). Kings Beach, in Placer County on the north shore of Lake Tahoe, has about 2,700 residents and 1,130 households at 6,540 feet. The median home was built in 1973 and the median home value is about $772,100. ## Homes and rentals together About 37 percent of households rent, so senior moves here include apartments, cabins and houses. The estimator asks about stairs, parking and building rules in each case. ## About 45 miles of mountain road The warehouse is about 45 miles and 59 minutes away, via CA-267 and I-80. Winter weather can change the date. See [moving in winter](https://obriensmoving-storage.com/guides/moving-in-winter/). ## Cabin-style houses A median build of 1973 means older frame homes, often with tight stairs and small closets. Large furniture may need to be taken apart. ## Crossing state lines A move from Kings Beach to Incline Village or Reno crosses the state line and runs under O'Brien's federal interstate authority, U.S. DOT No. 30611 and MC-109375. ## Seasonal households With 44 percent seasonal housing, some owners need both a closing-up and a move. The crew can do both on one schedule. ## The numbers behind the north shore The Census estimates about 1,130 households here, a median age of about 44 and a median home value of about $772,100. About 10 percent of residents moved in the past year. These are estimates with wide margins, so the estimator's own look at your home carries more weight. ## Apartments and older cabins A senior leaving an apartment needs the building's rules on moving hours and the elevator. A senior leaving a cabin needs a plan for stairs and a narrow lot. The estimator writes down the stair count, the distance from door to truck and any items that need disassembly. ## A mountain winter At 6,540 feet, Kings Beach sees snow from late fall into spring. A winter move has a backup day. See [moving at Lake Tahoe in winter](https://obriensmoving-storage.com/guides/moving-at-lake-tahoe-in-winter/) for what to expect. ## Next stop: Reno and the valleys Many Kings Beach seniors move down to Reno or Sparks for access to doctors and family. The Sparks warehouse is the same place that holds vaulted furniture, so what you store is close to the new home. See [moving from Kings Beach and Tahoe City](https://obriensmoving-storage.com/moving-to-reno/moving-to-kings-beach-and-tahoe-city/). ## Booking around the visitor season Summer and holiday weeks bring traffic to the north shore, and a truck needs a clear curb. Ask the estimator for a weekday start and tell neighbors or the building manager the day before. The office at 775-359-6683 can answer scheduling questions Monday to Friday. ## Call 775-359-6683, weekdays, 8 am to 5 pm. ### Sources (checked October 18, 2026) - [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html) - [Administration for Community Living, Eldercare Locator](https://eldercare.acl.gov/home) - [California Department of Aging](https://aging.ca.gov/) - [FMCSA, Protect Your Move](https://www.fmcsa.dot.gov/protect-your-move) ### Free in-home estimate - An O'Brien's estimator walks through your home - A written, itemized estimate - 10 free heavy-duty boxes, yours to keep [How our estimates work](https://obriensmoving-storage.com/how-our-estimates-work/) ### Visit or call the office 2277 Glendale Ave, Sparks, NV 89431 [775-359-6683](tel:+17753596683) | Monday to Friday | 8:00 am to 5:00 pm | | --- | --- | | Saturday and Sunday | Closed | [Get my free estimate](#estimate) ### Related - [Senior moves and downsizing help](https://obriensmoving-storage.com/senior-moving/) - [Movers in Kings Beach](https://obriensmoving-storage.com/areas/kings-beach/) - [Moving to Kings Beach and Tahoe City: new-resident guide](https://obriensmoving-storage.com/moving-to-reno/moving-to-kings-beach-and-tahoe-city/) - [Moving in winter in the Sierra](https://obriensmoving-storage.com/guides/moving-in-winter/) Nearby ## The same service in nearby towns - [Senior moves and downsizing in South Lake Tahoe](https://obriensmoving-storage.com/areas/south-lake-tahoe/senior-moving/) - [Senior moves and downsizing in Incline Village](https://obriensmoving-storage.com/areas/incline-village/senior-moving/) - [Senior moves and downsizing in Stateline](https://obriensmoving-storage.com/areas/stateline/senior-moving/) - [Senior moves and downsizing in Zephyr Cove](https://obriensmoving-storage.com/areas/zephyr-cove/senior-moving/) - [Senior moves and downsizing in Truckee](https://obriensmoving-storage.com/areas/truckee/senior-moving/) - [Senior moves and downsizing in Tahoe City](https://obriensmoving-storage.com/areas/tahoe-city/senior-moving/) - [Movers in Kings Beach](https://obriensmoving-storage.com/areas/kings-beach/) In Kings Beach ## More services in Kings Beach - [Packing services in Kings Beach](https://obriensmoving-storage.com/areas/kings-beach/packing/) - [Storage for Kings Beach households](https://obriensmoving-storage.com/areas/kings-beach/storage/) Moves within California ## Permitted in California O'Brien's Moving & Storage moves households within California under its own authority: Cal PUC T-90973 (as published by O'Brien's).
