Data (read 2026-10-19): [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html); [OSRM routing on OpenStreetMap data, free-flow drive from 2277 Glendale Ave, Sparks](https://project-osrm.org/); [USGS Elevation Point Query Service](https://apps.nationalmap.gov/epqs/). The northwest edge of Reno grew quickly through the late 1990s and 2000s, and the Census figures for ZIP 89523 show it: a median year built of 1999, only about 5 percent of homes from before 1980, and a population of more than 37,000. This is a place of two-story houses, attached garages and a mix of long-time owners and recent arrivals. ## Newer homes, standard access Homes built around 1999 tend to have wide doors, straight stairways and two-car garages, which suits a crew moving a full household in a day. About 64 percent of homes here are detached houses, and the rest are townhomes and apartments. The estimator still checks each address for steep driveways, HOA parking rules and gate codes, because the larger subdivisions can have rules about truck access. With 39 percent of households renting, rentals fill part of the area as well. Apartment and townhome moves follow the same planning as elsewhere in Reno; see [apartment and condo moves](https://obriensmoving-storage.com/local-moving/apartments-and-condos/). ## The drive and the freeway From Glendale Avenue the route is about 5 miles on I-80 and then neighborhood roads, which makes this one of the easier drives into the west side. The freeway is also the main road for any household heading to or from California, so a load for Sacramento or the Bay Area starts from the same on-ramp. ## A growing area at 5,008 feet Somersett and the surrounding streets sit around 5,000 feet, about 570 feet above our Sparks warehouse. That is high enough for snow to settle on the roads some mornings when the valley floor is wet. The crew checks the forecast and keeps floors covered. ## New to Reno? About 30 percent of householders here moved in during 2020 or later, and nearly 4 percent of residents came from another state in the past year. If your boxes are on a Bekins truck from another state, O'Brien's handles the Reno end: delivery to the new home, with storage in Sparks if the house is not ready.
