Northwest Reno and Somersett is the 89523 ZIP code: about 37,100 residents in 16,300 households with a median home value of $607,300 and a median build year of 1999. About 61 percent of homes are owner-occupied. The area spreads from established neighborhoods to the planned communities of Somersett, with newer streets, community amenities and homes that are often a decade or two old. ## Newer builds, bigger family rooms Houses built since 2000 usually have an open kitchen and great room, a loft or bonus room and an upstairs bedroom level. Furniture for those spaces tends to be large and heavy. A crew with the right number of hands can carry a sectional upstairs in sections and reassemble it where it will stay. ## Planned communities have rules Some Somersett streets and complexes have parking and moving rules set by a homeowners association. Ask yours about truck access, hours and any deposit, and tell the estimator at the [free in-home estimate](https://obriensmoving-storage.com/free-estimate/). The crew then arranges the arrival around those rules. ## Move-in timing Many deliveries here follow a closing on a newly built or recently sold home. Furniture can be received at the warehouse ahead of the date and held in [vault storage](https://obriensmoving-storage.com/full-service-storage/vault-storage/) from $40 per month, then delivered once the keys change hands. Stored goods ship with about 2 to 3 weeks notice, so book as soon as the closing date is firm. ## Typical orders - Sectionals and media furniture for great rooms - Primary-suite sets with large beds and dressers - Dining sets for open kitchen layouts - Patio furniture for covered decks ## Why newer homes still need a plan A newer house does not make a delivery trivial. Two-story entries have long carries to upstairs rooms, builder-grade paint scuffs easily, and landscaping at the curb may be freshly planted. The plan written at the estimate lists the route for each piece, any surfaces to cover and where the truck can safely stand, so that a delivery in a planned community goes as neatly as it does in an older street. ## Booking The visit includes 10 free heavy-duty boxes.
