Washoe Valley lies between Reno and Carson City, below the Sierra, at about 5,100 feet. The Census estimates for 2020-2024 count 1,300 households, 93 percent of them owners, with a median age near 59. It is about 20 miles and 31 minutes from our yard in Sparks, over I-580 and US 395. ## The roomiest homes on the list A median of 6.4 rooms is more than any other community in this part of the Truckee Meadows, and the bedroom count agrees: about 800 homes have three bedrooms, about 390 have four, and 20 have five or more. Large kitchens, dens and workshops are common. A house this size is packed room by room, with the estimator setting the order so the crew does not need to move boxes more than once. ## Property, not just a house Washoe Valley homes tend to come with land, which means barns, sheds, equipment and outdoor furniture. Those items are quoted separately from the household pack, and anything heavy or awkward should be mentioned at the estimate. See [specialty moving](https://obriensmoving-storage.com/specialty-moving/) for pieces such as pianos, pool tables and hot tubs. ## A mix of older and newer homes About 53 percent of homes were built before 1980, with a median build year of 1979. Older Washoe Valley homes hold decades of belongings and often have long driveways and narrow gates. The estimator walks the property and notes where the truck can park and which route the cartons will travel. ## A long local drive At 31 minutes from the yard, Washoe Valley is among the longest local runs, and a pack-and-load day is planned from the first carton to the last. Between Reno and Carson City, many households also compare a move to Carson with one to Reno; see [Carson City and the Carson Valley](https://obriensmoving-storage.com/areas/carson-city-and-carson-valley/) for that side of the hill. ## Packing choices for larger households - Full pack over two days for a four-bedroom house - Fragile items and pictures only - Workshop and garage packed ahead of the house - Items for vault storage packed and numbered ### Sources (checked October 18, 2026) - [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html) - [FMCSA, Protect Your Move](https://www.fmcsa.dot.gov/protect-your-move) ### Free in-home estimate - An O'Brien's estimator walks through your home - A written, itemized estimate - 10 free heavy-duty boxes, yours to keep [How our estimates work](https://obriensmoving-storage.com/how-our-estimates-work/) ### Visit or call the office 2277 Glendale Ave, Sparks, NV 89431 [775-359-6683](tel:+17753596683) | Monday to Friday | 8:00 am to 5:00 pm | | --- | --- | | Saturday and Sunday | Closed | [Get my free estimate](#estimate) ### Related - [Professional packing services](https://obriensmoving-storage.com/packing/) - [Full packing service](https://obriensmoving-storage.com/packing/full-packing/) - [Specialty item moving](https://obriensmoving-storage.com/specialty-moving/) - [Movers in Washoe Valley](https://obriensmoving-storage.com/areas/washoe-valley/) Nearby ## The same service in nearby towns - [Packing services in Reno](https://obriensmoving-storage.com/areas/reno/packing/) - [Packing services in Sparks](https://obriensmoving-storage.com/areas/sparks/packing/) - [Packing services in Downtown and Midtown Reno (89501)](https://obriensmoving-storage.com/areas/downtown-midtown-reno/packing/) - [Packing services in Old Southwest Reno (89509)](https://obriensmoving-storage.com/areas/old-southwest-reno/packing/) - [Packing services in Caughlin Ranch (89519)](https://obriensmoving-storage.com/areas/caughlin-ranch/packing/) - [Packing services in Northwest Reno and Somersett (89523)](https://obriensmoving-storage.com/areas/northwest-reno-somersett/packing/) - [Movers in Washoe Valley](https://obriensmoving-storage.com/areas/washoe-valley/) In Washoe Valley ## More services in Washoe Valley - [Storage for Washoe Valley households](https://obriensmoving-storage.com/areas/washoe-valley/storage/) - [Senior moves and downsizing in Washoe Valley](https://obriensmoving-storage.com/areas/washoe-valley/senior-moving/) - [White-glove furniture delivery in Washoe Valley](https://obriensmoving-storage.com/areas/washoe-valley/white-glove-delivery/) Answers ## Packing services in Washoe Valley questions Still have a question? August 4, 2023 Talk about organized people. I peeked in the truck about an hour into the job and was amazed at how well organized it was and how many of my things had protective coverings. Our bed is a mechanical one and a nightmare to us, but these guys had no issue with it at all. Although I have no desire to ever move again--but if I did, I would be calling these guys for sure!!!
