The warehouse is 19.9 miles and 31 minutes away, and the in-home estimate is free with 10 free heavy-duty boxes. or call [775-359-6683](tel:+17753596683) [4.3 on Google · 71 reviews](https://obriensmoving-storage.com/reviews/) Family owned since 1941 [U.S. DOT No. 30611](https://obriensmoving-storage.com/about/licenses-and-authority/) ## Washoe Valley: Age and time in the home - Median age 59.3 - Householders in their home since before 2020 83.5% - Homes owned 93.4% - Median year built 1979 Data: [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html). Washoe Valley is a farther community from the Sparks warehouse, and it has large homes: 6.4 rooms at the median, 86.1 percent single-family detached and a median home value of $609,700. About 93 percent are owner-occupied and the median age is 59.3. With a median build year of 1979 and 53 percent built before 1980, these are houses with a long history. ## The longest drive, a full-day plan At 31 minutes from Glendale Ave by US 395 Alt and I-580, a Washoe Valley job is a day-long plan. The crew arrives early and loads, and the pieces headed for the warehouse are planned into the same day. The estimator explains the order of stops. ## Houses on land Elevation here is about 5,098 feet, and many homes have land, barns or large garages. Walk the property with the estimator and point out anything bulky: tools, a workbench, a lawn tractor, a stack of lumber. Heavy items are itemized, and fuel and chemicals follow the rules in the guide on what movers will not move. ## Downsizing from six rooms A household moving from a six-room house into a two-bedroom place will keep fewer than half its furniture. Measure the new rooms and mark the furniture that fits. The [guide to downsizing for seniors](https://obriensmoving-storage.com/guides/downsizing-for-seniors/) and [estate and downsizing storage](https://obriensmoving-storage.com/full-service-storage/estate-and-downsizing-storage/) explain how to handle the rest. ## Storage for the family pieces Dining sets, bedroom suites and family pieces can wait in wooden vaults, 7 ft x 7 ft x 5 ft, while the family decides. [Vault storage](https://obriensmoving-storage.com/full-service-storage/vault-storage/) starts from $40 per month. Read [long-term storage tips](https://obriensmoving-storage.com/guides/long-term-storage-tips/) to see how to prepare furniture for a longer stay. ## What to bring up at the visit Mention the road to the house, any gates, a long driveway, the stairs and anything the crew will carry by hand across land. The more the estimator sees, the more exact the estimate. Ask about the pace of the day too, since a longer drive gives families time to be at the new home when the truck arrives. ### Sources (checked October 18, 2026) - [U.S. Census Bureau, American Community Survey 2020-2024 5-year estimates](https://www.census.gov/data/developers/data-sets/acs-5year.html) - [Administration for Community Living, Eldercare Locator](https://eldercare.acl.gov/home) - [FMCSA, Protect Your Move](https://www.fmcsa.dot.gov/protect-your-move) ### Free in-home estimate - An O'Brien's estimator walks through your home - A written, itemized estimate - 10 free heavy-duty boxes, yours to keep [How our estimates work](https://obriensmoving-storage.com/how-our-estimates-work/) ### Visit or call the office 2277 Glendale Ave, Sparks, NV 89431 [775-359-6683](tel:+17753596683) | Monday to Friday | 8:00 am to 5:00 pm | | --- | --- | | Saturday and Sunday | Closed | [Get my free estimate](#estimate) ### Related - [Senior moves and downsizing help](https://obriensmoving-storage.com/senior-moving/) - [Downsizing for seniors](https://obriensmoving-storage.com/guides/downsizing-for-seniors/) - [Movers in Washoe Valley](https://obriensmoving-storage.com/areas/washoe-valley/) - [Long-term storage tips](https://obriensmoving-storage.com/guides/long-term-storage-tips/) Nearby ## The same service in nearby towns - [Senior moves and downsizing in Reno](https://obriensmoving-storage.com/areas/reno/senior-moving/) - [Senior moves and downsizing in Sparks](https://obriensmoving-storage.com/areas/sparks/senior-moving/) - [Senior moves and downsizing in Downtown and Midtown Reno (89501)](https://obriensmoving-storage.com/areas/downtown-midtown-reno/senior-moving/) - [Senior moves and downsizing in Old Southwest Reno (89509)](https://obriensmoving-storage.com/areas/old-southwest-reno/senior-moving/) - [Senior moves and downsizing in Caughlin Ranch (89519)](https://obriensmoving-storage.com/areas/caughlin-ranch/senior-moving/) - [Senior moves and downsizing in Northwest Reno and Somersett (89523)](https://obriensmoving-storage.com/areas/northwest-reno-somersett/senior-moving/) - [Movers in Washoe Valley](https://obriensmoving-storage.com/areas/washoe-valley/) In Washoe Valley ## More services in Washoe Valley - [Packing services in Washoe Valley](https://obriensmoving-storage.com/areas/washoe-valley/packing/) - [Storage for Washoe Valley households](https://obriensmoving-storage.com/areas/washoe-valley/storage/) - [White-glove furniture delivery in Washoe Valley](https://obriensmoving-storage.com/areas/washoe-valley/white-glove-delivery/) Answers ## Senior moves and downsizing in Washoe Valley questions Still have a question?
