Washoe Valley lies between Reno and Carson City at 5,098 feet, a community of about 3,300 people in roughly 1,300 households. Eighty-six percent of homes are single-family, the median home has 6.4 rooms and is valued at $609,700, and the median build year is 1979. These are houses on larger lots, often with long driveways, stairs to a front porch and outbuildings. ## Owners who stay a long time When nearly every household owns its home, furniture is bought to last. A dining table or a bedroom set that will be used for decades deserves a careful delivery. Owners here also tend to know their houses well, and the estimator relies on them to point out tight spots, delicate floors and the best door for a large piece. ## Long driveways and gravel Many Washoe Valley properties sit well back from the road, with gravel or dirt drives that may be soft after rain or snow. Tell the estimator about the surface and the length. The crew can stage the truck at the road and carry or shuttle the furniture from there. ## Wind and weather The valley is known for strong winds, and large pieces like mirrors, tabletops and mattresses catch them. Crews wrap tightly and carry carefully across open ground, and a very windy day may move the schedule. The office keeps in touch by phone. ## Typical orders - Dining and bedroom sets for large family homes - Sectionals and recliners for living rooms - Hutches, bookcases and cabinets that must go against specific walls - Outdoor furniture for porches and decks ## Planning around a rural property Rural properties sometimes have more than one building. A guest house, a shop or a barn may need furniture, and the estimator records every location. A pallet of stored furniture may split between the main house and a second building, and the crew works from a list showing where each piece goes. Describe the buildings on your lot and any gates and cattle guards the truck will cross. ## Holding and booking Furniture can wait in [vault storage](https://obriensmoving-storage.com/full-service-storage/vault-storage/) in Sparks from $40 per month, 19.9 miles from the valley, with about 2 to 3 weeks notice to ship stored goods.
