## Who rents, and where

The renter share varies more than any other column. Stateline is at 92 percent and Downtown and Midtown Reno at 77.8 percent, with Southeast Reno and Hidden Valley at 64.3 percent. At the other end, Virginia City, Golden Valley and Lemmon Valley sit at 0 percent, 1.9 percent and 4.2 percent, and Spanish Springs is at 8.1 percent. Reno as a whole is 50.2 percent, so the city is evenly split between owners and renters.

That split changes the type of move. Apartment and condo moves involve elevator reservations, loading-dock rules and parking permits, covered on the [apartment and condo moving page](https://obriensmoving-storage.com/local-moving/apartments-and-condos/). Owner-heavy areas such as Caughlin Ranch and West Reno (23.6 percent renting) and Johnson Lane (6 percent) have more single-family homes with garages, yards and outbuildings.

## How old the homes are

The median year built ranges from 1956 in Virginia City to 2007 in South Reno and Damonte Ranch. Downtown and Midtown Reno, Old Southwest Reno and University and North Reno all have a median of 1975. Wingfield Springs, Cold Springs and Spanish Springs sit at 2004, 2004 and 2002.

Age is a rough guide to access: older neighborhoods tend to have mature trees and narrower streets, newer subdivisions have wider streets and attached garages. It is not a rule, so the estimator checks the actual street and driveway at the in-home visit.

## Home values and what they tell you

The median home value is the Census figure for owner-occupied homes. The highest values in the table are Zephyr Cove at $1,750,000, Incline Village at $1,454,600, Sunnyside-Tahoe City at $1,019,300 and Genoa at $1,003,200. Caughlin Ranch and West Reno ($932,900) and Galena, Montreux and the Mt. Rose Highway ($916,600) lead in the Truckee Meadows. The lowest are Tonopah ($143,900), Lovelock ($183,700), Portola ($231,300) and Susanville ($235,500).

A home's value is not its size. Contents, not value, drive the size of a move.

## Reading the numbers with care

Small places carry wide margins. Stateline has 249 households, Zephyr Cove 284 and Golden Valley 419, so a handful of households can move a percentage by many points. Two table rows, Northwest Reno and Somersett and Mogul and far West Reno, share the same Census geography and so show identical figures. A blank value, as for Stateline's median home value, means the Census Bureau did not publish a usable estimate.

The data covers 2020-2024 as a five-year average, so it describes the period, not this month.

## Using the table for a move

Find your destination in the table, then read the town's own page for roads, drive time and neighborhood details. ## Questions people ask

Still have a question? Call [775-359-6683](tel:+17753596683), Mon-Fri 8-5, or see the [moving FAQ](https://obriensmoving-storage.com/faq/).

### What does 'median home value' mean in this table?

It is the middle value of what owners say their homes would sell for, in the Census Bureau's American Community Survey. Half of the owner-occupied homes in the place are worth more and half less.

### Why do some towns show a very low renter share?

Places such as Virginia City, Golden Valley and Lemmon Valley are small and mostly owner-occupied, and the survey sample behind them is also small, so a few households can change the share a lot.

### Which Northern Nevada place has the oldest housing in the table?

Virginia City, with a median year built of 1956, followed by Portola, California at 1967 and Zephyr Cove at 1972.

### Does this table show what a move costs?

No. It describes housing, not moving. The cost of a move comes from the written estimate for your inventory and route.

We were referred to O'Brien's Moving and Storage though a friend in Reno. We couldn't be more pleased with the Professionalism and Service. They were quick to set up Luke to come out and give us a quote and scheduled the actual move date right away. Luke was on time for our quote as were the movers on our moving day. All three of the gentlemen who moved us were professional and courteous from start to finish. From the initial phone call to the completion of our move, we felt like we were treated as family. We would definitely use them again and recommend O'Brien's Moving and Storage to our friends in the future.
