Here is what the Census and Nevada statutes say, and how to handle the move-in without surprises. ## The rental market in numbers In the 2020 to 2024 American Community Survey, Reno city has 57,365 renter-occupied homes against 56,957 owner-occupied. Sparks has 17,034 renter households, 40.2 percent. Carson City's median gross rent is $1,248 and Las Vegas city's $1,563. Median gross rent includes utilities the tenant pays, so a listing price and the Census figure are not the same measure. ## Nevada deposit rules Under NRS 118A.242, the total of security deposit, surety bond and last month's rent cannot exceed three months of periodic rent for a private-sector dwelling. A nonrefundable cleaning fee can exist separately only if the lease states it and the amount is reasonable. A lease cannot declare the security deposit itself nonrefundable. Nevada's courts and legal aid publish landlord-tenant guides. Keep every lease document, and take dated photos of the unit at move-in. ## Types of homes to expect In Reno city, 50.1 percent of homes are single-family detached; the rest are apartments, condos and townhomes. In Sparks it is 62.4 percent. Newer complexes cluster in south Reno and Spanish Springs, and older apartments near the university and downtown. Seasonal and second-home units are rare in the valley, about 1.2 percent, compared with 47.9 percent in Truckee. ## Planning move-in day Ask the property manager about elevator reservations, loading zones and insurance requirements before you book.
