A realtor often suggests staging a home before it is listed. That usually means fewer pieces, clearer floors and furniture set in a way that shows off each room. The hard part is the lifting and finding a place for what comes out. We provide the crew, the truck and the vault.

How a staging job runs

It starts with a walk-through, ideally with the realtor present. Together you mark what stays, what goes to storage and what is donated or given to family. The crew then removes the extra pieces, re-sets what stays in its new layout and cleans up behind them. The estimator writes up the plan so the work is clear before it starts.

Where the furniture goes

Pieces that come out of a staged home can go to a wooden vault in the O'Brien's warehouse, wrapped and padded. Vault storage starts from $40 per month, and about 2 to 3 weeks notice is needed to ship stored goods. See storage while you sell your home for the full picture.

Packing while the home is on the market

Closets, shelves and countertops also need to be cleared. Box packing only is available with or without a move after it, and is a good way to get a house ready. The partial packing page explains how it works. The guide to getting furniture ready for home staging has a checklist.

When the home sells

Staged homes sell, and then there is a move. Because the same company stored your furniture, the crew moves it from the vault directly to the new address, and the estimate for that move is separate. Read about local moving and long-distance moving.

Who calls

Sellers call, realtors call, and family members clearing a parent's home call. If you are working with an agent, ask them for a list of what to move, and share it with the estimator. Call 775-359-6683 on a weekday between 8 am and 5 pm.

Once the home is listed, showings often happen on short notice, so decide ahead of time which furniture stays in place for photographs and open houses. If something needs to be moved again after an offer, the same crew can come back, and the vault keeps the removed pieces safe in the meantime.
