South Lake Tahoe (ZIP 96150) lies at 6,260 feet on US 50, about 60 miles and 83 minutes from the O'Brien's warehouse. The median home value is about $682,400 and the median age is 41.1. Crossing the state line means California offices, not Nevada ones.

City and county offices
The City of South Lake Tahoe runs planning, building and local services at cityofslt.us, while El Dorado County handles the Assessor, Recorder and Elections offices for the Tahoe basin. Both have Tahoe-side offices, so check the county site before driving to Placerville. The Tahoe Regional Planning Agency also sets land-use rules around the lake, which matters if you plan a renovation.
California DMV: 20 days to register
The South Lake Tahoe Field Office is at 3344 B Lake Tahoe Boulevard, South Lake Tahoe, CA 96150. California's DMV says a vehicle registered in another state must be registered within 20 days of becoming a resident or entering the state. Its new-to-California pages explain the license and vehicle steps.
Lake Tahoe Unified School District
Public schools in the city belong to the Lake Tahoe Unified School District. Enrollment needs proof of address, and the school year follows a mountain calendar with snow-related closures. Contact the district as soon as you have an address.
Utilities in a resort town
Water and sewer, electric, gas and trash each have a separate provider in the basin, and the provider depends on the street. Ask the owner for recent bills. Because a large share of local homes are second homes, some utility accounts are seasonal, and a new owner should confirm whether service is on or off at closing.

Housing and who moves in
The Census estimate of median year built is 1973, so many homes are older cabins and condominiums. About 24.1 percent of householders moved in during 2020 or later. Ask for the HOA documents if you buy a condo, since they set the rules for parking and for moving trucks.
The drive over Echo Summit
The route from Sparks runs through Carson City and over Spooner Summit or the Kingsbury Grade, and winter can close or slow either. The winter driving guide explains chain controls. A free in-home estimate covers the home, and vault storage from $40 per month is available while a vacation rental or a closing resolves. The estimate comes with 10 free heavy-duty boxes.
