Lemmon Valley is a small community of about 1,900 households where 96 percent of homes are owned and the median age is 53. It is 13.7 miles and about 22 minutes from our Sparks warehouse, 7 of those miles on I-580.
Lemmon Valley is one of the smallest places we serve in the North Valleys, with about 4,400 residents. It is also one of the oldest populations, and the Census figures describe a community where people tend to own and to stay. The median home was built in 1979, and over half were built before 1980. A move here is usually a single-family house with decades of belongings, on a lot with a shed or a workshop.

Owners who stay for decades
With 96 percent of homes owner-occupied, there are almost no apartment moves in Lemmon Valley. The same house usually holds a household for many years. Only about 10 percent of residents moved in the past year, and only about 11 percent of householders moved in during 2020 or later. When a move does happen, it is often a transition: a retirement, a smaller home, a family member nearby, or a long-distance relocation.
The estimator spends time in the garage, shed and yard, since these hold much of the volume. Ask about senior moves and downsizing help, which includes sorting and packing.
Older homes, larger lots
About 82 percent of the homes are detached houses, and more than half date from before 1980. Many sit on bigger lots than city homes, with gravel or dirt driveways and fences. Tell the estimator the driveway surface, where the truck can park and the distance from the truck to the door. Those details decide the crew and the floor protection.
I-580 north, then local roads
The drive is 13.7 miles, using I-580 for 7 miles and valley roads for the rest. It takes about 22 minutes. The valley sits on the Stead side of the North Valleys, so the same route serves North Valleys and Stead, and a house load can go from here to a vault at the warehouse.

Cold mornings, open ground
Lemmon Valley sits near 4,988 feet, about 550 feet above the warehouse, and the valley floor holds cold air. Frost and ice can linger on driveways. If the morning is icy, the crew may start after the sun reaches the drive, and they use runners to protect floors.
The two employees showed up on time and were very polite and ready to work. Our quote was 8 hours and they finished in 5 hours. Office staff checked in prior to move and confirmed all details and check in after move to make sure everything was taken care of. Would use this company again for sure!
