Sun Valley is an unincorporated community north of Reno and Sparks, and its numbers are different from both. Home values here are lower than in the neighboring cities, and the people who live here tend to stay: only about 6 percent of residents moved in the past year, among the lowest turnover in the Truckee Meadows.
